About Us

Everyone should have access to a qualified and experienced Architect. Architects 4 You, T/A The Victor Farrar Partnership, makes it easier for you to work with a skilled, qualified and experienced local Architect.

Established in 1962, the Victor Farrar Partnership consists of RIBA Chartered Architects 4 You  based locally in Bedfordshire, qualified and skilled to work on both modern and Listed Buildings.

The Victor Farrar Partnership Architects are specialists in house extensions, repairs and alterations to both modern and Listed Buildings. We have successfully converted lofts, garages and outbuildings to provided much needed living spaces.

LAURANE BUBBINS is the present owner, since 2006, and qualified as an Architect in 1992 (Arb Registered) after working for the Bedfordshire County Council and Levitt Partnership. Laurane is a Chartered Qualified Architect (Royal Institute of British Architects RIBA Since 1992) Laurane joined The Victor Farrar Partnership in the year 2000 and was successfully promoted to an Assosciate and then a Partner.

Laurane is also a RIBA Conservation Architect (RIBA CA) and is Accredited in Building Conservation with the AABC. Laurane has the specialist knowledge, detailed understanding and 20 years of sound experience, to assist with traditional, Grade I, Grade II & Grade II* Listed Buildings and their construction. She works on modern, traditional, listed houses and churches.

Our Process

We are very flexible. You can choose all or some or one of the stages/steps below and you only pay when you are 100% satisfied.

Legal Consultation Meeting

Step 1- Consultation

A visit and consultation with an experienced, qualified, Chartered RIBA Architect, to understand your gaols, budget and special considerations. To discuss the nature of the project, the site, design restrictions especially in Conservation Areas and for Listed Buildings, the design options, your budget, and give you the best advice. If you wish we can prepare sketch ideas and answer all yor queries. We can then produce a tailored fee quote specific to your project.

Architect Drafting Plans

Step 2- Survey

Once you are happy with the Stage 0, you can appoint The Victor Farrar partnership to carryout a full and accurate measured survey of the property and or site. The drawings will be completed on a computer (CAD) and existing plans and elevations will be drawn up. This will give us a better understanding of the site and property and allow the feasibility stage to begin.

Step 3- Design Stage

We look at all the options and develop the design on CAD for your comments and amendments until you are 100% happy. Finishes and materials will also be explored.

Step 4- Developed Design & Planning Application Stage 

We complete the design and produce very accurate and detailed planning drawings. We send them to you, the client for your approval. We submit the drawings to the planning authority on your behalf. We have been very successful achieving planning permission for over 30 years.

Step 5- Building Regulations & Construction Drawings Stage

We have been successful in achieving detailed building regulation drawings to submit to Building Control for their approval together with the structural engineers calculations for any steel beams etc. The builders are very happy using our detailed building regulation drawings as construction drawings on site.

Step 6-Tendering, Contracts & On Site Construction to Completion   

We can prepare a detailed specification and schedule of work to ensure the tendering is like for like. We prepare a contract which is a legal document to fix the price so you do not rely on a quotation which is flexible on site.

 

We prepare a Tender Package and a Contract.

We carryout on site contract administration including an initial site meeting with you and the contractor, to sign a JCT contract.

 

Other meetings and inspections are held on site, and we issue Interim payment Certificates to completion/ Handover to certify payments to builders and ensure they have carried out the work to a good quality.
